04/10/10 Greenwich Roundup Reader Reaches Out To Planning And Zoning' Member Frank Farricker: R-6 Zone change and its impact on affordable housing.

Mr Farricker-

Thank you for your time in the office and your willingness to consider
detailed analysis of the build-out potential of the R-6 Zone.

I will provide further discussion shortly about drainage issues, but
it is my contention that the Drainage Manual addendum No 3, in effect
since Oct 2008, as well as the proposed update to the drainage manual,
will render build-out potential in the R-6 zone virtually impossible
under "special permit" review procedures.

Therefore, it is my position with the following analysis, that the
Town will sacrifice an "as-of-right" potential for 334 units of
housing, mostly in the affordable R-6 zone.

This should be considered before the "two-family" right in R-6 is
eliminated by rule change.
